We understand that a traditional marketing campaign doesn’t suit the needs of every hotelier; rather, some may prefer a confidential sale. DSH Hotel Advisors offers both the Traditional Sale option and a Confidential Sale option. While both selling approaches are conducted with a high level of discretion and professionalism, the confidential approach is tailored to the level of confidentiality requested by the client, with the ultimate goal of maximizing price while minimizing exposure of the property.

Advisory Services

Hotel & Market Advisory Program:

DSH Hotel Advisors’ top priority is helping our clients realize their investment goals – in most cases this involves a hold period greater than one-year. The Hotel & Market Advisory Program was developed for hotel owners that are in a hold pattern for greater than one-year. We believe that we can best meet the needs of our clients by establishing long-term relationships and contributing to their success. The Hotel & Market Advisory Program is a unique and highly powerful tool designed to empower our clients to accomplish three key objectives:

(I). Clients enrolled into the program will receive updated valuations of their hotel/hotel portfolio on a bi-annual or annual basis – ensuring the client is aware of their equity position and trajectory of value.

(II). Enrollment into the program also gives access to individualized market research, including new hotel supply reports, recent hotel sales reports, changes in franchise PIP requirements, and anticipated or actual changes in hotel demand generators.

(III). Provide options and recommendations for the client based on all factors assessed in the Hotel & Market Advisory Program.

  • New hotel supply – We provide our clients with specific market data regarding the development of new hotels – allowing our clients to plan accordingly.
  • Recent hotel sales – We provide up-to-date data on recent hotel sales.

    • Change in franchise requirements – It’s evident that there are constant changes in brand/design requirements for most major hotel brands. Accordingly, it is important to properly analyze how long it will take to recoup your investment in the renovation requirements, and know your options as it relates to changing franchise affiliation.
    • While the franchise agreement is best interpreted by a hotel franchise attorney, we have ample experience in reviewing these agreements and offer our advice as needed.
    • New hotel supply is constructed – In order to stay competitive in the marketplace, you must be aware of new hotel supply coming into the market and the implications it will have on your hotel operations. Often times our clients consider reevaluation of their brand strategy once a hotel from the same franchise family in constructed within their competitive set.
    • Demands of the market change – As major demand generators are added or removed from a market – clientele may shift their needs to higher quality product, extended stay product, or seek lower rate options. If major changes take place in the market, it often sparks a revaluation of the franchise affiliation so that you are positioned to best suit the needs of the market.
    • Existing hotel changes their franchise affiliation – Similar to a new hotel development in the immediate market, often times hotels will change their brand. The impact of a hotel within your competitive set changing their brand may be disruptive to your hotel operations, and cause a reevaluation of your brand positioning.
